Abstract: | This study aimed to perform the comparative study on the application of Analytic Hierarchy Process (AHP) in contractor selection for housing projects in Chiang Mai province. In this study, the housing projects were divided into 3 groups according to its scale: small scale project, medium scale project and large scale project. The contractors were also divided into 3 groups according the amount company registered capital, period of working experiences and numbers of team members: the 1st contractor with the company registered capital at the minimum amount of 1,000,000 Baht, with more than 5 year-working experiences and with the minimum number of 50 team members, and the 2nd contractor with the company registered capital at the maximum amount of 1,000,000B Baht, with 2-5 year-working experiences, and with 21-50 team members. The study was also based upon 4 main aspects, including working record from past to present, organizational management, financial status, and personnel and workers, each of which contained with 3 elements. Thus, in total, there were 12 aspects to be discussed: working quality in the past, budget and time usages, sue history, organizational chart, work plan and solution policy, planning and material control, company registered capital, financial information, financial security, working experience of team members, sufficient numbers of workers, and efficiency and development of workers. The findings revealed that all 3 groups of different housing project scales paid the highest level of importance to the main aspect of personnel and workers; followed by the main aspects of financial status, organizational management and working record from past to present, in orderly. In the aspect of personnel and workers which were ranked as the highest level of importance, the emphases were respectively made to elements namely efficiency of workers, sufficient numbers of workers and working experience of team members. In regards to the selection of the contractor, since all 3 groups of different housing project scales weighted the importance to the 1st contractor, they, therefore, selected the 1st contractor to work for their projects. |
