Abstract: This independent study aimed to study the factors which affecting the success of the Maize Production Group Community Enterprise. Data was collected from a sample group of community enterprise members in the positions of Community Enterprise President, Community Enterprise Vice President, and Community Enterprise Committee. This group included the Khao Ruak Patana Kaoklai large-scale maize farm Community Enterprise, Lam Sonthi District, Lop Buri Province; the Shop large-scale maize farm Community Enterprise, Lop Buri Province; the Nong Yang Suea Sub-District large-scale maize farm Community Enterprise, Saraburi Province and the Ra Reng large-scale maize farm Community Enterprise, Nakhon Ratchasima Province. The data collection instruments were a study of secondary data on the operations of the enterprises, semi-structured interviews using open-ended questions and observation of community enterprise members. The results of the study found that the factors affecting the success of the 4 groups of Maize Production Community Enterprises had general background information as follow: most of them had been registered as community enterprises since 2017, had several thousand rai of agricultural land, had applied for GAP standards as a sole owner to certify that they were animal feed corn producers who met the standards, and had signed MOUs with leading external companies. In terms of the potential of community enterprises, according to the concept of analyzing business potential using the SWOT analysis, it was found that the strength of the group was the expertise in growing corn and field crops. The group had good quality management and received GAP standards for producing good quality products. The weakness was the quality improvement. Commonly, for agricultural products after harvesting must go through a quality improvement process. And currently they use the sunlight to reduce the moisture off the corn to improve the quality. The opportunity was the demand for maize products in the pet food industry. There was still a high demand in the market. The threat were the uncontrollable weather conditions, epidemics and pests. Including with the insufficient and small harvesters, which limited the amount of work per unit and the inability to expand production capacity. By using the strategies according to the TOWS Matrix situation found that maize production with quality and GAP standards was consistent with high market demand and continue to grow. According to the concept of analyzing the business environment using the PESTEL analysis, it was found that the factors that promotes community enterprises was Political, Technological, Legal and Environmental. There was Zero Waste production support, helping to promote the activities that allow farmers to plow and bury stumps to prevent burning, leaving no waste that had negatively effects on the environment. In terms of community enterprise management, it was found that the concept of managing operations to prepare for the assessment of the organization's potential, in terms of organizational structure, factors that can replace the products of the enterprise group, in order to be able to deal with problems and obstacles that may arise in the future. The process of quality management in form of PDCA, the inventory management, the break-even point analysis to be able to manage in a cost-effective inventory management, listen to suggestions and opinions of member in the community in order to develop, improve and solve problems for optimal efficiency. In terms of sustainability, it was found that the community enterprise had a clear environmental policy, with accountability for the environment, society and corporate governance. The enterprise had a procedure in place to handle potential issues, the restoration of the environment that was affected by the business operations of the enterprise, setting a fair and equitable human resource management policy, consistency promoted and developed employees, and also provided the opportunities for communities in which the enterprise and community were involved to grow sustainably.
