Abstract: | This facility and utility management solution of a housing projects were analyzed by using Analytical Hierarchy Process (AHP) technique for the most cost-effective investment. A study is focus on the project of Terra da luz in Chiang Mai province. All information used in this research was collected via survey questionnaires and face-to-face interviews. There were two target groups completing the surveys which were housing customers and housing developers. The first step is to define influential factors for facility and utility management of the housing projects. The next step is to assess important levelness of each factors by using a pair-wise comparison technique. Finally, the factors were weighted for three different alternatives for decision makers. The results showed that the highest weighted factors were urgency repairs, security guard, maintenance fee, CCTV system and its cost, entry security system, security guard cost, and communication among developer and customers after moving in. The best cost-effective alternative from the research was developer investment over outsourcing or mixing of both. |
