Abstract: This independent research aim's to study the Feasibility Study of Service Apartment for Retired Elderly Japanese People in Hang Dong District, Chiang Mai Province. As a guideline for business planning, it creates returns for entrepreneurs in the form of profits and market share. Use the online questionnaire as a tool to collect information from long-term Japanese living in Chiang Mai. Currently, 100 People use serviced apartment services. When ‘using descriptive statistical method to analyze initial data, it includes frequency, percentage and mean. And analyze three possibilities: marketing, management and finance. The study results are as follows: The possibility of marketing is found to have the possibility of investment, because of the growing trend and the demand of Japanese elderly people who want to live long-term in Chiang Mai is increasing. The fertility rate continues to decline. As a result, consumers are more likely to use the service. And there is also a government policy that promotes tourism and grants long stay visas for foreign tourists who want to live after retirement in Thailand. The main target groups are those who choose 'serviced apartments to live near Pubic transport stations. The key strategies are product strategy, price strategy, distribution channel strategy and promotion strategy. The service personnel strategy, service process strategy and service quality. Which is in total agree level. The possibility of Management is found to have the possibility of investment, because of the project system has a clear organization in supervision, control and system work. Implement the project design. Under the principles of architecture for everyone (Universal Design Architecture), which takes into account the internal environment, consider the internal and external environment suitable for the elderly. Under the supervision of architects and civil engineering. Those with professional knowledge before check-in will determine the qualifications of participants according to the project selection guide. When the reservation is open, you can make reservations through the Internet, or through designated staff or representatives of each region. During the project, you will have the right to live in the project. And medical benefits. Special financial institutions and state- owned enterprise banks the elderly in the project can leave the project in the event of death or deterioration of health condition and; inability to help themselves. The possibility of Financial is found to have the possibility of investment, because of the net present value of the project is 242,261,494, which is greater than zero, This Shows that the project can provide positive net Cash flow. The internal rate of return (IRR) is 4.16% and will be able to recover capital within 11I years, if is still profitable in the worst case.
