Abstract

This independent study aimed to study facility operation and maintenence information and Analyze building management problems of the faculty of Architecture, Chiang Mai University. The study is devided into two parts. The first part is the survey and analysis of the building physical problems by collecting qualitative data and interviews. The study found that the building is in good working condition. The condition of the problem is due to deterioration with age of the building. The building preventive maintenance policies should be established. Including a standard building database system should be set together with develop and evaluate the monitoring system. The second part is the study of obstacles in building management from the perspective of those involved in building operation and maintenance by using questionnaires. It consists of four aspects : culture, organizational management, budget and construction design. Data analysis was conducted using descriptive statistics, which consists of frequency, percentage, mean, and standard deviation. The results of the study indicated that three factors were a significant of obstacles. The budget was a crucial. Culture and construction design were in the second while organizational management was a moderate factor. The results of the study reflect the key challenges that managements and stakeholders in the maintenance of the facility will face. And, the results should be used for consideration in order to improve or conduct any further building management plan.
