Abstract: | The independent study has purposed to study feasibility on a rental apartment business investment in northern region industrial estate Lamphun province. The feasibility study has done in 4 parts which are marketing, technique, management and financial. Moreover the data have been collected by do questionnaires with room rental customers in number of 397 samples in northern region industrial estate Lamphun province, and deep interview 5 room rental owners in northern region industrial estate Lamphun province. From the study result in marketing, there are high number of competitors in this business. However, rental apartments cannot response the room rental at most especially in part of parking lot, noises and facilities in rented room. Technique, the project located on 800 square meter area which is the 3 storeys building with 26 standard rooms and 8 special rooms. There are closed circuit television (CCTV) camera, automatic entrance by key card and the security guards. Room facilities are wardrobe, bed with queen size 6 feet mattress. The special rooms have add air-conditioned. Management, the project is operated as an ordinary personal by one entrepreneur. The incomes forecast along the project amount 24,898,200 Baht. The expenses forecast along the project amount 23,399,143 Baht. Forecast net profit along the project is 1,499,057 Baht. In addition the project cash inflow along the project is 8,642,890 Baht. Financial, project investment is by the owner capital amount totally 7,607,715 Baht and has set the cost of capital at 5 percent. The project period is 20 years. From the analysis by financial instruments found that Net Present Value (NPV) is -1,871,120 Baht, Internal Rate of Return (IRR) is 1.45 percent and payback period of project is 16 years and 11 months. The analysis result conclude that there is no feasibility on the in a rental apartment business investment in northern region industrial estate Lamphun province. |
