Abstract: Construction of residential condominium projects are many risk factors, both internal and external. That affect the construction’s duration which has a negative impact on both parties, namely the owner of the project and the contractor of the construction of the project. To study the factors affecting the delay and the scope of responsibility for the delay of the construction of a 7-storey residential condominium project with a height not exceeding 23 meters in Chiang Mai Province was delayed from initial plan for 1 project by using the Microsoft Project program to collect construction plan data. And analyze plans by means of analysis by Collapsed As – built Analysis. The results of this research reveal factors that delay the construction’s duration of the case study project. And when analyzing the plan by means of analysis by reducing the time of the actual construction plan, the extent of responsibility for the delays of each factor occurred in the construction of the project, which affects the total duration of the project. The benefit of the research has identified the factors, causes and the weight of the factors that affect the delay. So that it can be taken as a reference protection the construction of the project and to increase efficiency in time management for the construction of a residential condominium project in Chiang Mai in a similar manner.
